We are ending the series here on purpose
Twenty-four case files before this one. Excavated walls, interior drains through opened slabs, sealed crawl spaces, injected cracks, a hundred feet of trench across a lawn. Real jobs with real numbers, most of them between five and twenty thousand dollars.
This one was a little over twelve hundred, and it took a fraction of a day.
Two downspouts were emptying at the foundation. We connected each to a pipe, buried it at a fall away from the house, and ended the run in a pop-up emitter — a fitting that sits flush in the lawn, opens under the pressure of flowing water, and closes again when the rain stops so nothing gets in and the mower goes over it.
That was the entire job.
Why this is the right ending
Because the honest summary of 250 inspections is not “most houses need a big system.”
It is this: a great many DMV water problems start with roof water arriving at the foundation, and a meaningful number of them stop when the roof water stops arriving there. A standard roof sheds hundreds of gallons in a single ordinary storm. A downspout that releases it at the wall is putting all of that into the few feet of soil you least want saturated, at exactly the moment the ground is least able to absorb it.
You can spend twenty thousand dollars solving the consequences of that. Or, sometimes, twelve hundred solving the cause.
How to know which one you are
Go outside during the next real storm and watch. Not afterwards — during.
Where does each downspout put water? At a splash block two feet from the wall? Into a bed against the foundation? Into a buried line you have never seen the far end of?
Is anything pooling? Against the house, or in a low spot that drains toward it?
Is there a wet patch on the basement wall or floor, and is it near where a downspout lands outside? That correlation is not proof, but it is the single most useful observation a homeowner can make, and it costs nothing.
If the answers point at the roof, the fix may be small. If the basement is wet in places with no downspout above them, or wet along a whole wall, or wet at the joint where the floor meets the wall, the water is coming from the ground and the fix is a real system — an exterior drain, an interior one, or the wall sealed from outside.
What we would want you to take from all twenty-five
Every one of these case files was written from the actual job record — the scope that was signed, the materials that went in, the days the crews were there. We rounded measurements and left out names and addresses. We did not round the reasoning.
Read across them and the pattern is consistent, and it is the reason the series exists: the diagnosis is the product. The system is just what the diagnosis required. A company that arrives with the answer already decided will sell you that answer whether your house needs it or not, and there is no way to tell from the brochure.
The cheapest job in this series and the most expensive one came from exactly the same process: somebody walked the property, found where the water was coming from, and then priced the fix for that.
