Foundation Repair
Foundation problems — cracks, settling, bowing walls — worsen over time and become significantly more expensive to fix if ignored. DMV Waterproofing’s civil-engineer-founded team provides permanent foundation repair solutions across Maryland, Virginia, and Washington DC. With in-house crews, no subcontractors, and a lifetime structural warranty, we stand behind every job we do.

Foundations Don't Just Settle. They Settle for a Reason.
Every foundation problem we've ever diagnosed in a DMV home traces back to one of three causes: expansive clay soils that move with moisture, poor drainage that allows hydrostatic pressure to build, or a foundation that wasn't engineered for the soil it was built on. The cracks, the bowing, the settlement — those are symptoms. The cause is below ground.
DMV Waterproofing was founded by two civil engineers in 2005. Before we recommend a repair, we identify which cause is at work in your home — because the wrong method on the wrong cause is a temporary fix at best. We provide four engineered foundation repair methods, and we recommend the one that solves your problem permanently.
We tell you what's needed. We don't oversell, and we don't undersell.
Common Foundation Problems We Repair
If you're seeing any of these signs, your foundation is talking. The longer you wait, the more expensive the conversation becomes.
Bowing or Leaning Walls
Foundation walls pushing inward indicate excessive soil pressure or hydrostatic force. Common in CMU block walls. Carbon fiber reinforcement is the modern solution — paired with our waterproofing to remove the root cause.
Settlement & Sinking
Cracks in drywall at corners, sagging floors, leaning chimneys, doors that stick — all signs the foundation is moving downward into weakening soil. Push piers, helical piers, or jet grouting restore stability.
Foundation Wall Cracks
Stair-step cracks in brick or block, horizontal cracks, and large vertical cracks indicate structural movement. We diagnose whether the cause is active before we repair — sometimes CrackShield™ is enough, sometimes the wall itself needs stabilization.
Four Engineered Methods. We Recommend the Right One.
Every foundation is different. Every soil condition is different. We don't apply a one-size method — we diagnose first, then recommend the engineered solution that fits the home and the cause.
Carbon Fiber Straps
Carbon fiber is the modern, low-profile solution for bowing basement walls. Straps are bonded to the wall with structural epoxy, stopping further movement and reinforcing the wall against future pressure. Unlike steel anchors, carbon fiber doesn't require excavation, doesn't visually disrupt the basement, and integrates cleanly into finished space. We install carbon fiber straps only as part of a complete waterproofing solution — see the section below for why.
Push Piers
Push piers are hydraulically driven steel pipes that transfer the weight of the home from weak surface soil down to load-bearing rock or stable strata. Each pier carries calculated load capacity, often used on heavier homes or larger structures. Properly installed, push piers can even lift a settled foundation back toward original level.
Helical Piers
Helical piers are screwed into the soil with hydraulic torque, advancing until they reach calculated bearing capacity. Best suited for lighter structures, room additions, or weak surface soils where vibration from push piers would be a concern. Quick installation, minimal soil disturbance, and ideal for tighter access situations.
Jet Grouting
Jet grouting is a soil improvement technique we offer that most residential contractors don't. High-pressure cement slurry is injected directly into the soil, mixing with it to form a strengthened column or mass. Used where piers won't work, where soil itself needs reinforcement, or as a complement to pier systems. This is an engineering specialty — our civil engineering background is why we can offer it.
Why Carbon Fiber Comes with Waterproofing
This is where most foundation repair companies cut corners. We don't.
Carbon fiber reinforces a bowing wall, but it doesn't stop water from getting through that wall. If the underlying cause of the bowing is hydrostatic pressure — which it almost always is — installing carbon fiber alone leaves the cause untouched. Within years, the wall continues to absorb moisture, the same conditions that caused the bowing return, and a new problem develops next to the first repair.
That's why we only install carbon fiber straps as part of a complete waterproofing solution. The repair is reinforced. The cause is removed. The work is backed by a lifetime warranty because both halves of the problem are addressed — not just one.
It's the only way we'll stand behind it. And it's the only way it should be done.
Engineered Across DMV Geology
The DMV region — DC, Maryland, and Northern Virginia — has some of the most varied subsurface conditions in the country. Expansive clays around Bethesda and Potomac. Decomposed Piedmont rock in Rockville and Ashburn. River sediment and fill near the Potomac. Each requires a different engineering approach.
Our civil engineering background means we don't apply a template. We read the soil report, evaluate the foundation depth, look at the drainage and grading, and design a repair specific to your home. That's why we offer four different methods — because four different problems are common, and the wrong method on the wrong problem costs everyone time and money.
Jet grouting is our most engineered offering. Most DMV residential contractors don't have the equipment, the training, or the engineering judgment to do it correctly. We do — because it's where we came from.
Backed by Our Lifetime Warranty
Every foundation repair we install is covered by our lifetime warranty — for as long as you own the home. Carbon fiber, push piers, helical piers, and jet grouting all carry the same coverage. The warranty transfers to future owners at no cost.
The lifetime warranty applies when foundation movement is properly stabilized and the underlying cause — including drainage and water pressure — is addressed. New foundation movement caused by external forces (seismic events, third-party construction, severe drought-induced soil shrinkage) is outside our control and not covered. For full warranty terms, see our Warranty page.
