Our Story
Built on Field Experience — Not a Business Plan
Our founders are civil engineers who began their careers as waterproofing and foundation inspectors at ECS Mid-Atlantic. For years they walked basements across the DMV, diagnosing what other contractors had missed.
In 2005 they founded DMV Waterproofing in Rockville with one rule: no subcontractors, ever. Every job done by our own engineers and crews. Today we run four local branches and six in-house crews — and we still inspect every job ourselves.
"We don't guess. We identify the real cause and fix it the right way."
The Engineering Difference
We Engineer Solutions. Most Companies Sell a Product.
Soil type, water table, foundation construction, drainage failure — we diagnose the underlying cause before specifying any solution.

Common Problems We Solve
What's Happening in Your Basement?
Is Your Basement Wet?
Water stains on walls. Puddles after a storm. White powdery residue where water keeps seeping in. These aren't inconveniences — they're signs of a foundation water problem that gets worse, not better.
Is Your Basement Cold or Damp?
A cold, clammy basement is often a sign of moisture infiltrating through your foundation walls or crawl space. Uncontrolled groundwater keeps temperatures low and humidity high — leading to mold, wood rot, and structural damage.
Does It Smell Musty?
That odor is a warning sign. Musty smells almost always mean moisture is present — and where there's moisture, mold follows. Left untreated, mold spreads through your walls and affects the air your family breathes every day.
Is Your Foundation Cracked?
A hairline crack today becomes a water entry point tomorrow. Horizontal cracks signal soil pressure. Vertical cracks indicate settlement. Stair-step cracks mean movement. These get more expensive to fix the longer you wait.
Sound familiar? We can help.
An honest, no-pressure assessment from engineers who've been doing this since 2005.

Trusted by Homeowners Across the DMV
Whenever it rained, my carpet was wet at the corner of my fireplace. DMV Waterproofing — recommended by Bull Run Kitchen and Bath — arrived on time and did an excellent job. They dug eight feet below ground to find the source, replaced damaged pipe, installed 4 layers of waterproofing, and worked late despite rain all week. Highly recommend — a company you can trust.

For years I had issues with water not draining properly in my back yard. DMV Waterproofing resolved the issue professionally. Getting the estimate was easy. On the day of the job they arrived on time, explained everything clearly. After they fixed the issue, no problems at all — even after torrential rain.

Our crawl space used to get really damp but they installed a liner and a drainage system. The difference is crazy — no more mold smell or wetness. The team was professional from start to finish, and the work is clean and well-organized. Would recommend without hesitation.

Frequently Asked Questions
Questions DMV Homeowners Ask Us
How much does basement waterproofing cost in the DMV area?
Cost varies based on basement size, water source, and the solution required. Most residential projects in DC, Maryland, and Virginia range from $3,000 to $15,000. Interior drainage (FootingShield™) typically runs $8,000–$18,000. Crack repair starts around $500–$1,500 per crack. Exterior waterproofing (WallShield™) is more involved at $15,000–$40,000+. We provide free written estimates with 0% APR financing available.
What makes DMV Waterproofing different?
We're engineer-founded — our founders are civil engineers who spent years at ECS Mid-Atlantic inspecting foundations before starting DMV Waterproofing in 2005. Unlike competitors who use shallow plastic drain channels, our FootingShield™ system installs drain tile at footer depth (up to 16" deep) — intercepting water before it ever reaches your basement floor. We never use subcontractors. Every job is performed by our own trained, full-time crews.
How long does a waterproofing project take?
Most interior waterproofing (FootingShield™) jobs are completed in 1–2 days. Exterior excavation projects (WallShield™) typically take 3–5 days depending on home size. Our team works efficiently to minimize disruption.
Do you offer a warranty?
Yes. We back our waterproofing and foundation work with a written lifetime warranty on interior drainage systems. Exterior waterproofing carries a 25-year written warranty, functionally lifetime if the membrane is undisturbed. Crack injection is warrantied for 25 years.
Do you offer financing?
Yes. We offer 0% APR financing through Wisetack for projects from $500 to $25,000. Terms range from 3 to 120 months — no penalties, no late fees, no compounding interest. Rates start at 0% APR for 3-month plans. Subject to credit approval.
Do you serve all of DC, Maryland, and Virginia?
Yes. We operate from four branches — Rockville (main office), Kensington (serves DC + Lower Montgomery), Ashburn (Loudoun County), and Manassas (Prince William County). Together we cover the entire DC metropolitan area.
Should my sump pump have a battery backup?
Yes — strongly recommended. Power outages most commonly occur during heavy storms, exactly when your sump pump is working hardest. A battery backup ensures your basement stays protected even when power goes out. We install battery backup systems as part of our FootingShield™ packages.
