Walk into any 30-year-old crawl space in DC, Maryland, or Northern Virginia, and you'll usually find the same three problems. Together they create the perfect storm for mold growth, wood rot, and sagging floors above.

A crawl space can't be fixed one piece at a time. The drainage manages water. The encapsulation seals out vapor. The dehumidifier holds humidity below the mold threshold. The insulation goes on the walls, not the floor, so the whole space stays at consistent temperature. And if there's structural damage, we repair it before sealing it under the new system. Each piece supports the others.

1. Mold Removal (where present). Following our MoldShield™ process — containment, mechanical removal, antimicrobial treatment — before any encapsulation begins. Sealing mold under a vapor barrier doesn't solve it; it traps it.
2. Structural Repairs to Floor Joists & Rim Joists. Sagging joists are supported with adjustable steel jacks. Rotted rim joists are replaced. Weakened framing is sistered or reinforced. The structure is sound before we cover it.
3. Interior Drainage System. For crawl spaces with water intrusion, we install drain tile and a sump pit with pump — the crawl space equivalent of FootingShield™. Water that enters the space is collected and pumped out before it can reach the vapor barrier.
4. Full Encapsulation. Heavy-duty reinforced vapor barrier (minimum 12-mil) covers the entire floor and runs partway up the foundation walls. All seams are taped and sealed. The barrier is mechanically fastened — not just laid down. Soil moisture stops at the barrier.
5. Wall Insulation. Rigid foam board or closed-cell spray foam is installed on the interior of the foundation walls — not on the floor joists. This keeps the entire crawl space within the home's conditioned envelope and prevents condensation on cold surfaces.
6. Dedicated Dehumidifier. A commercial-grade dehumidifier sized for the cubic footage is installed and connected to the sump pit or condensate drain. It maintains relative humidity below 55% year-round — the threshold below which mold cannot grow. Without this step, the rest doesn't last.

Like our other systems, the warranty stays valid as long as the installation isn't damaged by third-party work — excavation, plumbing alterations under the barrier, or pest control treatments that puncture the vapor seal. Frequently Asked Questions

Do I really need encapsulation if my crawl space looks dry? A dry-looking crawl space can still release thousands of gallons of water vapor per year from the soil. The vapor moves upward into your home — into insulation, framing, and indoor air. Encapsulation seals that vapor at the source. If you've never measured humidity in your crawl space, the dryness you see may not match the moisture level in the air.
Why install insulation on the walls instead of between the floor joists? Floor joist insulation works against the system. It separates the crawl space from the home thermally, which causes cold floors, condensation on cold pipes, and humidity buildup in the crawl space. Wall insulation — combined with encapsulation and dehumidification — makes the crawl space part of the home's conditioned envelope. Floors stay warmer, humidity stays controlled, and energy costs drop.
What if my floor joists are already sagging or rotted? We repair them as part of the project. Sagging joists are supported with adjustable steel jacks. Rotted joists or rim joists are sistered with new lumber or fully replaced where needed. The structural work is completed before the vapor barrier is installed — never sealed under a damaged system.
How is your crawl space drainage different from interior basement drainage? The engineering principles are identical to our FootingShield™ system — drain tile at the lowest point, filter fabric, gravel envelope, sump pit, mechanical pump. The application is different because the crawl space is smaller, often more confined, and the access is harder. The crews and the materials are the same.
Do I need a dehumidifier, or is encapsulation enough? Encapsulation alone reduces moisture significantly, but cannot guarantee humidity stays below the mold threshold (55% relative humidity) year-round. A dedicated dehumidifier does. For homes in the DMV climate — humid summers, cold winters — the dehumidifier is the difference between a crawl space that stays clean and one that gradually develops problems again.
How long does a complete CrawlShield™ installation take? Most residential projects take 3 to 7 days depending on the size of the crawl space, the amount of structural repair needed, and whether mold removal is required. We provide a clear timeline during the free inspection. Our crews work in-house — no subcontractors — so the schedule stays under our control.
Is CrawlShield™ covered by homeowners insurance? Insurance typically covers crawl space damage only if caused by a sudden, covered event (burst pipe, storm damage). Long-term moisture problems, mold from chronic humidity, and gradual settlement are usually excluded. Review your policy carefully.
